These details need to be added on the Description page.
Property name: Your property’s name/title is the most important. It should create the impression of a highly sought-after accommodation that meets the expectations of your potential guests.
Tips: Know your audience. Is your accommodation for business travelers, families, or romantic couples?
- Feel free to use abbreviations such a w/ (with), BR (bedroom), BA (bathroom), APT (apartment), AC (air conditioning), or DT (downtown).
- Use specific adjectives that appeal to travelers: luxury, eclectic, Insta-worthy, spacious, rare, green, glamorous, secluded, renovated, peaceful, or contemporary. Avoid using generic adjectives such as great, nice, and good.
- Highlight special features of the property such as an oceanside view, location near an important landmark, or amenities such as free Wi-Fi.
- Avoid using all capital letters on the title. This creates an impression of shouting on the internet.
Examples: Spacious 4 BR Near Eiffel Tower – 7 min walk, Luxury Beach House Perfect for Romantic Weekend Getaway, Enjoy Sunsets at Fully Equipped 2BR Condo at the Beach, Rustic Private Cottage w/ King Bed + Oceanside View
Property description: Your property description is more than just writing about your bedrooms and bathrooms. It is about creating an exciting pitch to travelers to sell a once-in-a-lifetime experience.
Today, most travelers prefer to skim through online descriptions rather than reading a lengthy block of text. To make your description easy for guests to digest, break it up into chunks with clear topic sentences or sub-headers so customers can easily follow. Overall, the description of your home should be at least 120 words.
Here is a guideline for recommended topics:
- Introduction – Write a brief introduction about your property using descriptive words. This is where you can be creative and paint a visual image of what experience your property offers travelers.
- Bedrooms and bathrooms – Write a description for each bedroom and bathroom you offer. Many travelers opting for short-term home rentals are traveling in large groups. Cater to this need by providing detailed descriptions of each room to help travelers plan their sleeping arrangements.
- Amenities - Highlight some of your home’s amenities that other listings might not have. If you have a kitchen, list the appliances or dinnerware you have that will make guests feel at home. Consider other key offerings such as high-speed internet access or cable TV. Don’t forget to mention outdoor amenities such as the pool, backyard, balcony, or BBQ grill. A single amenity can make the difference when a traveler is making a final decision.
- Location - Tell guests about the area in which your home is located and what the location is known for. Is your home in a family-friendly suburban area, or is it conveniently placed in the bustling city center? Include some information about nearby highlights guests can enjoy and transportation options around your neighborhood. These can help increase the chance of your listing page appearing on online search engines.
Tips: Once you have written down the description based on the information of your home, try adding further details and personal touches using these following tips:
- Find your style. Your writing style will define the attitude of your home. Consider the appropriate tone and language for your home and targeted guest type. If you are writing for a family-friendly listing, write in a casual style and allude to a theme of fun and togetherness. If your listing is for a luxury home, write in a sophisticated tone while adding a sense of exclusivity and extravagance in your description.
- Know your target guest type and their needs. Is your home family-friendly, or is it catered to business travelers? Different guest types will look for different things when they are searching for a place. For example, families want spacious rooms, cozy living areas, and kid-friendly amenities. Business travelers will look for high speed Wi-Fi access, a clean workspace, and easy access to the business district if they have meetings.
- Show off your unique selling points. Reflect on what makes your place stand out. It could be the location, the style, or the amenities you offer. Try mentioning the selling points as early as possible in the description to attract potential guest’s attention. Think of the one big detail that someone would use to describe your place in a single sentence – “That’s the place that has a jacuzzi with a view!” or “That’s the one where all the sofas become beds!”
